Step 1: Notarized Deed of Sale

First things first, you need a Notarized Deed of Sale. As a real estate broker, this is where my journey usually begins. Step 3: Tax Clearance from Treasurer’s Office

Now, let’s head over to the Treasurer’s Office of your LGU to snag that tax clearance. Again, it’s a small fee of around P100 per document – not too shabby, right?

Step 4: Visit the Bureau of Internal Revenue (BIR)

Ah, the BIR – the land of taxes. But fear not! Armed with all your documents, including the notarized deed of sale and certified true copies, you’ll breeze through this step. Just be prepared to pay the Capital Gains Tax (CGT) and Documentary Stamp Tax (DST) based on the selling price or fair market value.

Step 5: Wait for the eCAR

Once you’ve paid your taxes at the BIR, it’s time to wait for the Electronic Certificate Authorizing Registration (eCAR) to be released. This little guy is proof that you’ve paid your dues to the BIR.

Step 6: Pay the Transfer Tax and Register at the Registry of Deeds

Next stop: the Treasurer’s Office again to pay the transfer tax. Then, off to the Registry of Deeds office to register your documents and pay the registration fee. Don’t worry, they have handy fee tables to guide you through the process.

Step 7: Update the Tax Declaration

Last but not least, swing by the Assessor’s Office to update the tax declaration with the buyer’s name. This step usually takes about a week and is the final piece of the puzzle.
